Property Inventory
Prior to the start of a new tenancy, we will conduct an inventory showing the condition of the property and its contents. We use the very latest inventory software to capture a complete overview of the entire property, room by room. The detailed report provides a full description of every room, any fixtures and fittings, furniture, appliances and meter readings (where possible) all with time stamped photographs which can be enlarged when opening the report on phone, tablet or computer.
Surprisingly, it is not compulsory to have an inventory undertaken of a property prior to a tenant taking occupation. But, without one there can be no deductions made from a bond deposit in the event the property is damaged or not left in the same condition, subject to fair wear and tear, as it was handed over in.
All inventory reports are undertaken before a new tenant moves in to the property therefore capturing the condition after any works have been done and the property is ready to be handed over. That moment in time is the most accurate representation of condition and items provided by the landlord without the possessions of a new tenant being in the way or with works still ongoing, both of which leaves areas open to interpretation.
Inventory My Property’s reports are compiled in real time whilst at the property to allow for the most accurate snapshot of condition at any given moment. We would also suggest the inventory is carried as close to when the tenant is due to move in as possible – the day before is perfect. Our online booking system allows you to pick an available slot so you can be safe in the knowledge that if you have booked the job, we will complete the job.
Once the report is compiled we can instantly* send the report to all parties to review and agree, whilst also making them available on our client portal should the landlord or agent wish to download or print a copy.
